How to Avoid Foreclosure Scams

Amid disaster, there always seems to be someone who will take advantage of other people’s misery. In the aftermath of hurricanes, it may be conmen who charge thousands of dollars for desperately needed generators, or who take upfront fees to repair wrecked homes, only to disappear. The same type of vicious scamming is taking place in the ongoing disaster known as the foreclosure crisis. Companies are charging big fees—often several thousand dollars—to “help” people avoid foreclosure, only to run off with the money or do no real work.

HomeFree-USA is passionate about this issue because we provide real “foreclosure intervention” at no cost to the homeowner.   • Be extremely cautious of any company that charges a fee to help you with foreclosure. Never:
    • Pay a complete fee upfront
    • Send your mortgage payments (full or partial) to the company instead of your lender
    • Believe a company if it says it can fix every foreclosure case
    • Believe a company with an “official sounding” name is part of the federal government or sanctioned by the government

Not every company that charges a fee to help with foreclosures is criminal, but this has been a scenario for many scam artists to compound the misfortune of families facing foreclosure. New Tenant Protection Law

The Helping Families Save Their Homes Act establishes protections for renters living in foreclosed homes. This legislation requires that existing leases for renters are honored except in the case of month-to-month leases or owner occupants foreclosing in which case a minimum of 90 days notice will be required.
